Expanded Commissioning Framework to Support a Healthy and Enduring Interior Environment
Commissioning agents (CxA) typically oversee the review of a project owner's project requirements (OPR), basis of design (BOD), and design and construction documents, which normally entails activities associated with MEP and energy systems. Shouldn't the commissioning team's scope also include oversight of requirements for finishes, furniture selections, acoustics, value engineering and maintenance training to ensure the owner's intentions are achieved? How Amazon Scaled the Gargantuan Task of Implementing Asset Management Across 100+ Buildings
In 2019, Amazon embarked on the rollout of an asset management program to improve asset tracking and maintenance efficiency for over 100 buildings across North and South America. The deployment included implementation of asset management best practices, paired with the NEXGEN asset management software platform. Procurement Test Results Prove FMs Can Slash the Cost of Services
How do you get the procurement department to procure expert vendors? Oftentimes, hiring an expert is overcome by a low-bidding vendor who has a pre-existing relationship and meets the technical requirements. A new approach has been tested, proving that FMs can use procurement to get expert service that preplans, identifies what they will deliver ahead of time in simplistic fashion, and tracks their performance. The new approach will automatically filter proposals that are not doable, not deliverable and minimizes issues that are caused by other stakeholders. Recent testing of this approach for a large bureaucratic organization led to 25% savings in cost and 50% savings in procurement time. Review case studies and the method of application. Transformers: The Age of FM
In the post-pandemic world, we have become a society of Transformers. Hybrid workers reconfigure themselves and their tools to enable productivity in multiple types of setting; workplaces themselves are taking on new forms to support new ways of work; and facility managers, maybe most of all, must on a daily basis switch back and forth among their roles as planners, service providers, safety officers, environmental stewards and other functions. The unceasing demand for these transformations can generate friction that ends up impeding rather than supporting the flow of activity. So, as facility managers, how can we keep our new breeds of Transformers in top working order? What are the tools and techniques we need to ensure smoothly interactive operations for workers, workplaces and work enablers? It's worth taking the time to inventory the reconfigurations we need to support, and the tools we need to be honing and utilizing to keep our Transformers in top shape. In this interactive presentation, we will create and discuss those inventories, and seek to generate new ideas to improve the quality of our delivery. For facility managers, perfection has always been a baseline expectation. We tend only to be noticed when things break down. As facility managers, we expect the best, plan for the worst, and prepare to be surprised daily. FMs play an integral part of business resilience, as we are vital in the emergency response phase of an incident. FMs also play a unique role in maintaining a productive and safe work environment so employees can continue the business of the organization. Therefore, it is important that facilities management develop and maintain their own business continuity plan focused on getting people back to work. Through a case study of Yamaha Motor Corporation, we will highlight the benefits of business continuity planning and lessons learned along the way. We will explain the core components we looked at and how Yamaha Motor Corporation facilities defined the strategy, resources, and procedures required to continue facilities operations. Plenary Session: Healthy Buildings: How Indoor Spaces Drive Performance and Productivity
Dr. Joseph G. Allen is an associate professor at the Harvard T.H. Chan School of Public Health and co-author of Healthy Buildings: How Indoor Spaces Drive Performance and Productivity. At Harvard, Dr. Allen directs the Healthy Buildings program, where he created ‘the 9 Foundations of a Healthy Building’. He is also a Certified Industrial Hygienist and Deputy Director of the Harvard Center for Education and Research on Occupational Health and Safety. Dr. Allen has been a leading voice in the response to COVID-19. He is an expert member of the Lancet Commission for COVID-19, and has been advising CEOs across major sectors of the economy: healthcare, academia, finance, media, manufacturing, courts, prisons, shelters, and the arts. He has also been translating the science to the business community and the general public, publishing more than 10 op-eds in leading newspapers translating science into actionable tips for the public.

Wake Up Call: Minimizing the Impact of Retirement on Your Facility Team
Facility teams face constant change. With the pandemic contributing to industry retirements and furloughs, facility teams are left with a knowledge shortfall. As senior team members leave, building information is lost. Often when emergencies strike, the memories of the most tenured teammates are relied upon to react when it counts. Also, reduced hours and fewer staff members can dramatically impact preventive maintenance. How do you decrease the impact of team losses quickly and seamlessly? One way to quickly minimize the impact of retirement is through capturing information before they leave, including locations of shutoffs, all historical as-builts, O&Ms, equipment locations and emergency plans. The problem is that many facilities haven't figured out a way to search, share and update these documents because the bulk of these documents are scattered throughout facilities, stored in messy plan rooms or on hard drives with limited access. With fast access to facility documentation, both new hires and legacy employees are on equal footing when dealing with daily maintenance and emergencies. Valuable time isn't lost explaining how and where to find things. This helps teams be proactive vs. reactive when it really counts while also providing more time to complete work orders and speed up training new staff.
